In March 2025, DLD launched its pilot “Real Estate Tokenisation Project” — the first in the Middle East to record title deeds on a blockchain — as part of its Real Estate Evolution Space (REES) innovation initiative. This government-led sandbox operates in collaboration with the Virtual Assets Regulatory Authority (VARA), the UAE Central Bank, and the Dubai Future Foundation, ensuring that every tokenized property corresponds to an officially recognized title deed. DLD’s vision is to simplify property transactions, broaden investor participation, and create a more inclusive and digitally advanced real estate market. These efforts also align with Dubai’s 2033 Real Estate Strategy and reinforce the emirate’s position as a global leader in proptech innovation.


In mid-2025, DLD began launching tokenized property offerings through the Prypco Mint platform, developed in partnership with real estate fintech Prypco and blockchain firm Ctrl Alt. Each token represents fractional ownership in ready-to-move-in Dubai properties, with a minimum investment starting at just AED 2,000, fully backed by government-issued ownership certificates. The platform’s debut offering sold out in a single day, attracting 224 investors from 44 countries — 70% of whom were first-time Dubai property buyers. A second offering in June 2025 sold out in just 1 minute and 58 seconds, pushing the platform’s waitlist to over 10,700 investors. With DLD projecting that tokenized property assets could reach AED 60 billion (approximately $16 billion) by 2033, Dubai is clearly positioning itself as the global benchmark for real estate tokenization.

📜 SCA Releases New Legislation on Tokenized Securities and Commodities


The UAE’s Securities and Commodities Authority (SCA) has released a landmark legislation titled “Regulating Security Tokens and Tokenized Commodity Contracts”, setting a national standard for blockchain-based assets. This new legal framework formally recognizes and regulates tokenized securities — such as equities and bonds — as well as commodity-backed tokens like gold, oil, or agricultural assets, all built on Distributed Ledger Technology (DLT).
